One parcel, one file

Every page starts from the boundary you confirm.

The report is built on the parcel’s cadastral geometry. Every figure states its source, the date it was read and what it cannot establish. If a source does not answer, we query it again: no report goes out with a reading missing.

What this edition does not cover

The report lists 14 checks still to complete on pages 86–87: marine flooding, active faults, noise, Defence zones, ownership and charges, permitted development, utility connections, ground strength, lawful access, the coastal regime, nature plans and buffer zones, incomplete fire history, internet connection and long-term climate. Ask the Land Registry for the ownership extract and the town hall for the planning certificate. Connections require confirmation from the suppliers; foundation design needs a site-specific geotechnical study.

TerrenoCheck is an automated preliminary check. It is not a valuation, a land-registry nota simple, an official certificate, or legal, notarial, engineering, tax or investment advice. It does not verify ownership, charges or legal buildability.

More than a map

A risk brief for anyone buying in Spain.

The report does not take the place of your notary or lawyer. It helps you reach the notary, the Land Registry and the town hall knowing what to ask.

No invented data. Every figure carries its source and date. What this edition does not cover is written into the report itself.
Confirm with the notary and the Land Registry: ownership, mortgages, easements and charges.
Confirm with the town hall or your architect: land classification, buildability and permits.

Scope and limits

What TerrenoCheck does, and where it stops.

Is this legal due diligence?

No. It is an automated check of public sources and does not verify ownership, charges, the land-registry position or legal buildability. Take the report to your lawyer, notary or surveyor.

Are the boundaries official?

The outline comes from the Directorate General for Cadastre's mapping and is used for a preliminary check. It does not replace a certified cadastral extract, a land-registry nota simple or a topographic survey.

What language is the report in?

English and Spanish: every order includes both editions. You pick the main one on the order form, and we write to you in that language. Both say the same, with the same sources and measurements. In the English one, official names (public bodies, laws, protected-area types) stay in Spanish with a short explanation, so your notary and the town hall recognise them.

Does it cover all of Spain?

Everywhere the national Cadastre covers. Álava, Bizkaia, Gipuzkoa and Navarre keep their own foral cadastres, which are not connected yet; if you click there, the map tells you so.

Can I order a report now?

Yes. Pick the parcel on the map, confirm the outline and continue to payment; the report appears on the order page within 24 hours.

Considering land or a home in Spain?

Confirm the parcel first and take the questions that matter to the notary.
