What you buy
TerrenoCheck is an automated check of public sources for the cadastral parcel you confirm on the map. For every reading the report gives the source, the date it was read, its geometric relation to the parcel and what that reading cannot tell you. Each order covers one parcel. The current edition comes as two PDFs: 100 pages in English and 99 in Spanish in the sample report; the length of each order depends on the plot.
The report is not a valuation (tasación), not a land-registry extract (nota simple from the Registro de la Propiedad) and not a cadastral certificate or any other official certification. Nor is it legal, notarial, engineering, tax or investment advice. It does not verify ownership, charges, the land-registry position or legal buildability.
Those questions are settled with the notary, the Registro de la Propiedad, the Ayuntamiento (town hall) and the professionals you instruct.
Price, payment and formation of the contract
The price is €39 VAT included per report, paid once, with no subscription. Payment is taken by card through Stripe Payments Europe Limited, and the amount Stripe shows before you pay is the amount charged. TerrenoCheck never receives the full card number or the security code.
Before paying you confirm the outlined parcel, the product and the price. The contract is formed when payment is confirmed and the system accepts the order; if a payment goes through but the order cannot be accepted, we refund the full amount. A wrong parcel has to be corrected before payment, not after.
Ordering takes three steps: choose the parcel on the map and confirm its outline; give your email address and tick the two boxes; pay on the Stripe page. Until you pay you can close the form, go back to the map and correct the parcel or your details. The contract can be concluded in Spanish or English, the language of the page you order from. We keep each order on file with the version of these terms you accepted, and the order confirmation we email you carries that version as an attachment.
Delivery
Work starts once the order is confirmed. The report appears as a PDF on the private order page, ready to download, within 24 hours, after our automated, AI-assisted quality control has read all of it; if something does not add up, we stop it and correct it first. We also email you the link as soon as the report is ready. Keep the order-page link: it is how you reach the report for 90 days.
If a source or the PDF assembly needs attention, the order stays open while the service retries, the file is checked and, where necessary, the report is finished by hand.
If the report does not arrive in the time announced, you can ask us to deliver it. If we still do not deliver it without undue delay after your request, or within an extra period we agree with you, you can end the contract and we refund the full amount, by the same means of payment, within 14 days.
If the report does not conform to the contract (a chapter is missing, it covers another parcel or the file is damaged), the legal guarantee of conformity applies to any fault that shows within two years of supply: we bring it into conformity free of charge. If that is not possible, if we do not do it within a reasonable time, if the fault comes back or if it is serious enough to justify acting at once, you can ask for a price reduction or end the contract. Any refund is made by the same means of payment within 14 days.
Right of withdrawal
If you buy as a consumer at a distance, you normally have 14 calendar days, counted from the day the contract is concluded, to withdraw without giving a reason.
Before payment, a separate unticked box lets you ask for work on the report to start at once and acknowledge that you lose the right of withdrawal once performance has begun and the content has been supplied. The order confirmation records that consent. Without the box ticked the order is not sent.
This is the exception for digital content in Article 103(m) of the Spanish consolidated consumer protection act (Real Decreto Legislativo 1/2007, TRLGDCU). See also Article 16(m) of Directive 2011/83/EU. It does not remove your statutory remedies if the content is not supplied, is defective or does not conform to the contract.
Using the report
You may download the report, keep it and share it with the seller, your notary, lawyer, architect, surveyor, engineer, lender or estate agent. The purchase transfers no rights in public-authority data, third-party imagery, our software or trade marks. You may not resell the report as your own product, strip out its sources and limitations, overload the service or harvest content in bulk.
When a source does not answer
A public source may be incomplete, late or temporarily unreadable. If a source does not answer, the order stays open and the service queries it again; the report is not delivered with a section left unread. A check that ran and found nothing is always kept apart from a source that could not be read, and an unavailable source is never presented as a favourable result.
Complaints and governing law
If something is wrong, write to support@kandyb-studio.eu with the report reference. We will try to resolve it directly first.
These terms are governed by Polish law. If you buy as a consumer, you keep the protection of the mandatory rules of the country where you habitually live; for a buyer resident in Spain that includes the TRLGDCU.
The EU online dispute resolution (ODR) platform closed on 20 July 2025. Current information on out-of-court redress is on the European Commission's Consumer Redress portal. For a cross-border dispute you can contact the European Consumer Centre in your country free of charge; in Spain that is the Centro Europeo del Consumidor en España. The seller is neither obliged nor committed to take part in a particular alternative dispute resolution body.
Changes
Each purchase is governed by the version published at the time of payment. The date of this version is shown at the top of the page.
