Frequently asked questions

What to know before you order.

Contents, sources, timing, price and limits, in the same words as the terms of sale. If you notice any difference between this page and the terms, tell us: we apply whichever is more favourable to you.

What do I actually receive?

Two PDFs in English and Spanish, both included and tied to the cadastral parcel you confirm on the map. The report length is 100 pages in English and 99 in Spanish in the sample report; the length of each order depends on the plot. Every reading states its source, the date it was read, its geometric relation to the parcel and what it cannot tell you. Both say the same, with the same sources and measurements, and appear on the private order page, where you download them. We also email you the link as soon as the report is ready.

Can I order a report now?

Yes. Pick the parcel on the map, confirm the outline and continue to payment; the report appears on the order page within 24 hours.

What does the report not cover?

The report is not a valuation (tasación), not a land-registry extract (nota simple from the Registro de la Propiedad) and not a cadastral certificate or any other official certification. Nor is it legal, notarial, engineering, tax or investment advice. It does not verify ownership, charges, the land-registry position or legal buildability. Those answers come from the notary, the Registro de la Propiedad, the town hall and the professionals you instruct.

Which sources are read?
  • Boundary and measurements: Catastro.
  • Aerial images and terrain: Instituto Geográfico Nacional (IGN / PNOA).
  • Flood zones and the coastal boundary: MITECO, the Ministry for the Ecological Transition.
  • Protected areas: European Environment Agency. Wildfires: EFFIS (Copernicus). Geology: IGME.
  • Land class: SIU, the Ministry of Housing's urban information system.

The SIU land class does not certify permitted development. Ask the town hall for the planning certificate.

Full source list and dates

Dirección General del Catastro, IGN · PNOA, MITECO · SNCZI, EEA, BOE, EFFIS · Copernicus, CN IGME, MIVAU · SIU, FEGA · SIGPAC, INE, SETELECO, Copernicus Land Monitoring Service, Ministerio de Transportes, NOAA NCEI, Ministerio de Sanidad, REDIAM · Junta de Andalucía. Sample report, pages 99–100.

The site's parcel picker uses Mapbox for its base maps and place search.

Does it cover all of Spain?

Everywhere the national Cadastre covers. Álava, Bizkaia, Gipuzkoa and Navarre keep their own foral cadastres, which are not connected yet; if you click there, the map tells you so.

What happens when a source does not answer?

The order stays open and the service queries the source again; the report is not delivered with a section left unread. A check that ran and found nothing is always kept apart from a source that could not be read, and an unavailable service is never treated as a favourable result.

How long does it take?

Within 24 hours of order confirmation. The report is built in minutes. Before it reaches you, our quality control (automated, with AI) checks the whole report, page by page; if something does not add up, we stop it and correct it first. If a source or the PDF assembly needs attention, the order stays open until the report is ready.

What if delivery is late?

Write to support@kandyb-studio.eu with the report reference in the subject. We acknowledge it within one working day. A paid order stays open until the PDF exists: the service retries, the file is checked and, where needed, finished by hand.

Can my notary or lawyer use it?

Yes. You may download it, keep it and share it with the seller, your notary, lawyer, architect, surveyor, engineer, lender or estate agent. Every page states its source and its limit, so a professional sees at once what can be relied on and what still has to be obtained.

What does it cost?

€39 VAT included per report, paid once, with no subscription.

How do I pay?

By card, through Stripe. The total Stripe shows before payment is the amount charged. The full card number and the security code stay with Stripe and never reach us.

What about the right of withdrawal?

A consumer buying at a distance normally has 14 calendar days from the day the contract is concluded to withdraw without giving a reason. Before payment, a separate unticked box lets you ask for work to start at once and acknowledge that the right is lost once performance has begun and the content has been supplied, under Article 103(m) of the Spanish consumer protection act (TRLGDCU). Without the box ticked the order is not sent. See also Article 16(m) of Directive 2011/83/EU (https://eur-lex.europa.eu/legal-content/EN/TXT/?uri=CELEX:02011L0083-20220528). Your remedies for defective, non-conforming or undelivered content remain.

Is there an automatic refund?

No automatic refund: if something fails, work resumes and continues until the report is in your hands. If the report is not delivered or does not conform, the law entitles you to a refund on the terms set out on the payments page; this operating rule does not reduce a consumer's statutory rights.

How is my data handled?

We process your email address (required for a paid order, optional with an access code), the chosen language, any purpose note, the order confirmations, the selected parcel and the order status. The report and order data are deleted from our server after 90 days, except records needed for legal duties or a dispute. Copies used by the AI services follow those services' own retention policies. The server is hosted by OVH in the EU. The map tiles come from Mapbox, which receives your IP address when your browser loads them. Optional analytics and advertising, when configured, start only with your cookie consent. Before delivery our automated quality control reads the report with language models from OpenAI and Anthropic, in the United States: they receive the PDF, with the cadastral reference, the location and the parcel data, and the internal order number, never your name, email address or payment details. The privacy policy explains it.

Can I order one report for several parcels?

No. Each order covers one cadastral parcel. For two neighbouring parcels, place one order for each.
